Listing Options 2017

We have introduced a range of listing options for owners for 2017.

There are three levels: Gold, Silver and Bronze.  

Briefly, these work as follows:

Gold: a commission-based service.

We take 15% of any bookings made through the Kalkan Secrets website and provide the following:

  • We set up a page for the apartment on the Kalkan Secrets website; it will feature on all searches by prospective customers that are looking for a property in your category and location (subject of course to availability). The KS website has a very good reach – just Google “Kalkan Apartments" or "Kalkan Villas” and we should appear high up on the first page! We also have a Facebook page with over 1000 followers, do regular blogs via social media and email regular newsletters to our database of over 1000 past customers and enquirers. 
  • We will also set up a HolidayLettings advert for you, under our agency agreement with them (no charge to you)
  • We handle all enquiries and maintain the booking calendar (keeping the HolidayLettings calendar in sync at all times)
  • In the event of a potential booking we double-check with you before accepting, to make sure the apartment is still available for the dates requested 
  • If the booking is agreed, we take the booking deposit (normally 20%, or higher if specified by you); customers can pay this by bank transfer or by credit/debit card. We bear the transaction costs; neither you nor the customer will pay any credit card surcharge
  • Once the deposit is paid we confirm the booking to the customer and deduct our 15% commission. 
  • We then collect the balance payment, together with a security deposit (normally £100 but up to you), eight weeks before the holiday start date.
  • We hold the security deposit and pass the full balance payment (ie 85% of the rental amount) on to you by bank transfer
  • If we are acting as sole agents, we supply a guest handbook, provided to the guests in advance by email, with a hard copy in the apartment
  • We liaise, if necessary, with either you or your local agents regarding the guests gaining access to the property - including full Guest Registration details taken at booking and advised to you (and/or your Kalkan agent) for reporting to authorities 
  • After the guests have departed we refund the security deposit to them (UNLESS we are notified by your local agents that there was a problem with the condition of the apartment when the guests left)
  • You will also have a login to our booking system calendar in order to block out any dates for personal use, or bookings you take personally

Silver: a commission-based service.

We take 10% of any bookings made through the Kalkan Secrets website and provide the following:

  • We set up a page for the apartment on the Kalkan Secrets website; it will feature on all searches by prospective customers that are looking for a property in your category and location (subject of course to availability). The KS website has a very good reach – just Google “Kalkan Apartments" or "Kalkan Villas” and we should appear high up on the first page. We also have a Facebook page with over 1000 followers, do regular blogs via social media and email regular newsletters to our database of over 1000 past customers and enquirers. 
  • We handle all enquiries and maintain the booking calendar 
  • In the event of a potential booking we double-check with you before accepting, to make sure the apartment is still available for the dates requested 
  • If the booking is agreed, we take the booking deposit (minimum 10%) from which we deduct our commission; customers can pay by bank transfer or by credit/debit card (but we will pass on any transaction costs to you)
  • Once the deposit is paid we confirm the booking to the customer and pay any balance remaining of the deposit to you, together with the customer's details; then it is over to you to conclude the booking in the way that best suits you and the customer.
  • You will also have a login to our booking system calendar in order to block out any dates for personal use, or bookings you take personal
  • If required, full Guest Registration details taken at booking and advised to you (and/or your Kalkan agent) for reporting to authorities 

Bronze: no-frills, subscription-only.

No commission, just a straightforward listing on the Kalkan Secrets website with any enquiries forwarded directly to you.

  • We set up a page for the apartment on the Kalkan Secrets website; it will feature on all searches by prospective customers that are looking for a property in your category and location (subject of course to availability). The KS website has a very good reach – just Google “Kalkan Apartments" or "Kalkan Villas” and we should appear high up on the first page. We also have a Facebook page with over 1000 followers, do regular blogs via social media and email regular newsletters to our database of over 1000 past customers and enquirers.
  • On receiving an enquiry, we send it straight to you. No involvement from us; we work to get you enquiries, you deal with them
  • You will have a login to our booking system calendar in order to block out any dates for personal use, or bookings you take personally
  • An upfront annual fee of £95 is all you pay
